Our legal department headed by Dr. Jose Luis Puertas, performs the title search and a legal report on the properties requested by our clients. Specialized in real estate law, Dr. Puertas prepares all types of contracts and any document related to real estate transactions for the purchase, sale, rent, testate and intestate successions.


We advise our clients of the procedures in the district municipalities, public registries and notaries, with regard to the regularization of the legal status of properties.

TAX ADVISORS IN REAL ESTATE


Today, having the appropriate tax advice is critical to obtain a successful closing of any real estate transaction. The rules on this subject have changed recently in Peru therefore it is necessary to know in which cases the taxes must be paid as prescribed by law, and which are exempt from this. Payment of the "Alcabala" Tax on the Deed (sales price), Income and Capital Gain Tax, rental and sales tax on properties, and municipal taxes is necessary information you should know.


TITLE SEARCH


All the properties that enter our database have previously passed by a thorough study of title, verifying the good condition of the property registration in Public Records.


Likewise, we verify the registered information of all properties, crossing information with the RENIEC (National Registry of Identification and Civil Status), the SUNAT (National Superintendence of Tax Administration), and the SUNARP (National Superintendence of Public Records).


THE CLOSING PROCESS


The closings are made in the notaries' offices. We have agreements with the most important notaries of Lima. We advise on the closing procedures, review of minutes, deeds, registry deadlines and fees. We make available all our experience to make your sales transaction have an optimal outcome.


COMPREHENSIVE LEGAL ADVICE


If you need to register an intestacy, or the registration of the property in public records does not match its description in the municipal records, or your name or ID number were entered erroneously, we will provide you with the proper advisory services required to address these discrepancies.
